Welcome to The Hub on 3rd — Rochester’s flexible workspace for therapists, professionals, and growing businesses. Below is everything you and your clients need to know when visiting or working here.
💵 One Monthly Price — All Inclusive
Yes, pricing is all-inclusive. Each lease is a gross lease, which means your monthly rate covers everything: rent, utilities, high-speed Wi-Fi, conference room access, mail handling, and more. No surprise fees.
Private offices range from $625–$1,150/month, including interior, window, and corner suites.
Simple, transparent pricing — designed for small businesses, startups, and professionals who need a turnkey space without the hassle.
🧭 Getting Here & Parking
Where is the entrance?
 The entrance is located on 3rd Ave SE on the west side of the building. You'll find both a stairwell and elevator inside.
Where do I park?
 Parking is available around the building. Please note: covered parking stalls are reserved and not open to visitors or guests.
How do I find The Hub on 3rd inside the building?
 Take the elevator or stairs to the second floor. After exiting the elevator, take a left, and walk down the hallway — The Hub on 3rd is on the left side.
🚻 Restrooms
- Men’s restroom: West side of the building, next to the elevator 
- Women’s restroom: East side of the building 
☕ Amenities for Guests & Tenants
Where can I get snacks or drinks?
 A snack and beverage vending machine, along with an ATM, is located just around the corner from the reception area — near the management office in Suite #7.
What is the Resource Room?
 Located in Suite #8, the Resource Room includes:
- Printer, scanner, copier 
- ATM and vending 
- Office supplies for tenants 
- Package and mail pickup 
Do conference room guests have access to amenities?
 Yes. Guests booking the conference room may use:
- The Resource Room 
- The Break Room 
- Complimentary coffee and tea 
- Whiteboard access upon request 
- Snack/beverage baskets available upon request (nominal charge applies) 
Guests are expected to clean up after themselves.
📬 Mail & Packages
- Mail is dropped off at the front desk, then placed in your assigned mailbox inside the Resource Room. 
- Packages are also delivered to the Resource Room. Tenants are expected to collect packages the same day they arrive. 
🧹 Office Cleanliness
- Tenants are responsible for keeping their own office clean and taking out their own trash on a regular basis. 
- On-site management handles all common area cleaning. 
🖨️ Printer, Copier & Scanner
Available in the Resource Room for all tenants and conference room guests.
🗓️ Conference Room Use
- All tenants — including virtual office tenants — receive a monthly allocation of conference room hours. 
- The conference room must be booked in advance using our online portal. 
- Walk-ins are not permitted to ensure fair access for all users. 
🪑 Customizing Your Office
- Yes — you are welcome to fully furnish your office. 
- Management will work with you to deliver a clean, empty slate prior to your lease start. 
🤝 Multiple Offices & Flexibility
- Need more than one suite? We’re happy to work with you to bundle offices or accommodate expansion.
